			<content:encoded><![CDATA[<p>Paddock Johnson Partnership have designed the first council houses to be built in Bolton for 20 years.  Planning approval was recently granted for the £2 million scheme, which will see 17 homes built on land at Hamilton Court, in Little Lever.<br />
The project, which was given a £1 million grant by the government, will see work commencing in February.<br />
The houses - 10 two-bedroom apartments, six semi-detached houses and one detached house – are expected to be ready for tenants in early 2011, and will be managed by Bolton at Home.<br />
Great Places Housing Group is the development agent for the scheme and architects Paddock Johnson were appointed to carry out the design.<br />
The homes have been designed to be energy efficient and will meet the government’s code for sustainable homes level 4. The scheme also contains leisure space and parking provision, with shared communal allotment spaces to the rear of the apartments.<br />
Councillor Nick Peel, Bolton Council’s Executive Member for Housing, said: “These are the first homes we will be building and retaining ownership of in more than two decades. Like all local authorities, we have a real shortage of affordable housing and these houses will help provide much needed new housing for local people. The housing scheme has been designed with careful consideration to the surrounding areas, neighbourhoods and buildings.”<br />
The homes form part of the council’s Transforming Estates programme, which aims to develop around 6,000 new homes of which 3,000 will be for sale and 3,000 for affordable rent over the next 12 years dependent on market conditions and securing planning approval.</p>

			<content:encoded><![CDATA[<p>Office Relocation – We’re Going Back to School!<br />
As we all recognise, the needs of clients, suppliers, partners and of course staff are paramount when considering an office move to see you through the next 10+ years.<br />
We needed more creative space that would satisfactorily cater for contemporary office standards.  And given the opportunity of completely refurbishing  Port Sunlight’s Grade II Listed former primary school, built in 1895, it became immediately obvious where our new “home” should be!<br />
The light bright studio areas creative space and discussion areas are just what we needed. Both Eric and myself, along with the whole PJP team share the excitement of moving into our new environment.<br />
And for your convenience, our refurbished studios are more central to the village, maintaining excellent road and rail links within the region, and car parking is adjacent.<br />
We look forward to continuing our contribution to the quality of the built environment from facilities that will benefit our clients, colleagues and staff alike.<br />

<p>Our HMRI Masterplan for Burnley recommended selective clearance to form wide boulevards and parks, creating the opportunity for innovative housing design. </p>
<p>The principal intervention was the forming of new ends to the existing 18th century terraces.  The design complements the existing terraces, whilst providing a wholly contemporary backdrop to the new green boulevards.</p>
<p>The terraces fronting the parks were extended vertically to form 3 bed town houses to provide the required mass and scale to enclose and define the parks.</p>
<p>A new build housing solution was also created, utilising MMC whilst maintaining a reference to the historical mill town aesthetic through the selective use of stone, timber and slate. In all, the project allowed for positive reflections of past tradition, within a wholly innovative and contemporary expression.

<p>This project was conceived to provide supported accommodation for family units. The design included a protected court, having a glazed ‘cloister’ to three sides, to enable family members to maintain continuing visual contact.  Physical elements of the scheme were designed to encourage contact and support between residents and, through this, to foster independence.</p>
<p>The site included responsibility for a large unprotected oak tree, which pre-dated the surrounding houses.  This emblematic feature influenced our design decisions, both technical and aesthetic.</p>
<p>We increased the green footprint of the site by incorporation of a Sedum roof, resulting in 90% of the site being green.
